A private landlord asked us—having installed the entire gas system—to carry out the annual safety check on their multi-occupancy property.

With a certificate due before the existing one expired, they needed a fast, thorough inspection to fulfill their legal duties under the Gas Safety (Installation and Use) Regulations 1998, ensure tenant safety, and maintain compliance.

The Client

A private landlord of an HMO, recommended by us after we’d completed the original system installation.

The Goal

Inspect every gas appliance and flue, verify safe operation and compliance with the 1998 regulations, and deliver a signed Gas Safety Certificate before the deadline.

How We Did It

Step 1 — Appliance Survey & Consultation

We spoke with the landlord to confirm which appliances were installed in each flat—boilers, cookers, heaters—and noted any tenant concerns or recent performance issues.

Step 2 — Visual Inspection

Our Gas-Safe engineer carried out a thorough visual check of pipework, flues, and ventilation, then ran each appliance through its start-up sequence to confirm correct ignition, flame pattern, and stable operation.

Step 3 — Safety Certification

Using a flue-gas analyser, manometer, and gas sniffer, we measured combustion gases, checked pressure and flow rates, and detected any leaks. Once every appliance met safety standards, we completed the 26.A safety-device checks, filled in the Gas Safety Record, and generated the PDF certificate.

The Work

We moved systematically flat by flat, isolating each appliance in turn to avoid disruption. For each unit we cleaned the burner heads and pilot assemblies, examined seals and gaskets, and cleared any debris from flue terminals.

Real-time readings confirmed CO₂ and O₂ levels were within safe tolerances before moving on.

Preparation

Before arriving, we confirmed the certificate expiry date with the landlord and pre-printed the record sheets.

On-site, we set up work lights, dust covers around boiler cupboards, and ensured clear access to all meters and valves.

Gas Safety Checks

With each appliance isolated, we performed:

  • Leak detection on all gas joints
  • Flue-gas analysis to adjust the air-to-gas ratio
  • Pressure testing via manometer
  • Verification of safety-device operation (flame failure, over-pressure cut-off)
Finishing Touches

Once every test passed, we re-pressurised pipework, relit pilots, and confirmed normal operation. We cleaned up debris, removed all covers, and left the plant room and flat corridors tidy.

The Results

The landlord received the signed Gas Safety Certificate PDF before the original expired, demonstrating compliance with the 1998 regulations.

Tenants enjoy safe, reliable heating and cooking; neighboring properties remain protected; and the landlord fulfilled their legal duties—earning praise and a five-star review.
