Servicing 3 Boilers in an Office Block
We carried out full servicing on three boilers at an office block owned by a private homeowner. Our work included cleaning system filters, heat exchangers and condensation traps; recharging expansion vessels; inspecting electrodes and all components; and performing flue, air, gas and safety-device tests with specialist equipment.
Step 1 — On-Site Assessment
Our Gas-Safe registered engineer arrived in a fully stocked van carrying a flue-gas analyser, manometer and gas sniffer. After a quick tour of the plant room, each boiler was isolated and safely drained down one at a time to prepare for servicing.
Step 2 — Service Tasks
With each boiler offline, we removed and cleaned the system filter to clear debris, then dismantled and deep-cleaned the main heat exchanger to remove sludge and scale. The condensation trap was descaled and reinstalled, the expansion vessel recharged to the correct pressure, and electrodes cleaned. We visually inspected every valve, seal, control and length of pipework for wear or leaks, topping up any minor water losses along the way.
Step 3 — Safety & Performance Testing
Once refilled and repressurised, we connected the flue-gas analyser to measure CO₂ and O₂ levels, adjusting the air-to-gas ratio for optimal combustion. A manometer and gas sniffer confirmed zero gas-joint leakage. Finally, we completed the mandatory 26.A safety-device test—logging gas pressure, burner performance and safety-cut-off operation on the service certificate.
The Work
We methodically moved from Boiler 1 through Boiler 3, treating each as a standalone unit. After servicing and testing, each was bled, brought up to pressure, and run through a full heat-up cycle while we monitored efficiency readings.
Between units, protective sheets were refreshed and tools sterilised to maintain cleanliness and prevent cross-contamination.
Finishing Touches
With all three boilers serviced, we repeated a final pressure test, bled any connected radiators, and removed every protective cover.
Tools and waste were stowed and cleared, and the plant room left spotless. We then walked the homeowner through minor maintenance tips—such as topping up pressure if needed—and handed over the service certificates.
The Results
All three boilers passed manufacturer-compliant servicing and safety tests, preserving their warranties and restoring full efficiency.
The customer enjoyed total peace of mind, knowing their heating plant was reliable and far less likely to fail during peak demand, and left us a glowing review.
